About Us
Kosmix Property Management is a full-service property management company dedicated to delivering exceptional service and maximizing the value of every property we manage.
Our office is in Temecula, CA, and we manage properties throughout Riverside and San Diego counties, with licensed local agents in each market. Our focus is on single-family homes, condos/townhomes, and small-to-medium-sized multi-family housing, including complexes with 16 or more units that require on-site management personnel.
We’re improving owners' ROI through education, coordinated vendor pricing, and hassle-free onboarding for new units. Our desire is to elevate property management from an impersonal manager-owner-renter-vendor model to a high-touch relationship business that exceeds each party's expectations.
As real estate investors, we’ve experienced the frustration of managing our own residential rental portfolio. All too often, owners spend too much time “managing their managers.” Our approach is to create a stress-free business for our clients by overseeing every aspect of their rental management. We do this in part by making our property management and leasing agents available the same business day they are contacted; something renters genuinely appreciate.
We set ourselves apart through integrity, transparency, and our servant leadership. As a trusted partner in your real estate investment business, we are dedicated to your success by providing the management and oversight necessary to run a profitable rental enterprise.
Work With UsHow we got started
Over two decades ago, Bill and his wife, Lori, built a rental management business with properties in California, the Southeast, and the East Coast. After relying on numerous property management firms to manage their portfolio of mostly new construction homes, Bill decided to someday create a property management firm built for investors that also delivers a superb living experience for residents.
Lori and Bill both hold an active California Real Estate salesperson license, and Bill is also a licensed Real Estate Broker. He has represented clients in the sale, acquisition, and leasing of properties in 9 counties across California. During this time, he also worked for another brokerage where he learned the property management business from the inside out and personally managed properties for investors. Bill is also the founder of a real estate referral network named ReloPath. Bill and Lori live in Temecula, CA, and have 5 grown children and six grandkids.
Prior to real estate, and after a well-deserved long sabbatical, Bill spent over 20 years in executive search, primarily helping technology companies identify and attract C-level and senior executives. Some of Bill's clients included well-known companies such as Amazon, Cadence, Charles Schwab, Google, Microsoft, Wells Fargo Bank, Yahoo, and Zazzle.
The name Kosmix has a story of its own: it was a former client of Bill's, backed in part by Bezos Expeditions, which Walmart acquired in 2011, leaving the name Kosmix unused by anyone, including Walmart. Bill said he had always liked the name Kosmix and was happy when it became available.
Kosmix Property Management provides every owner/investor with the same high-level, high-integrity, intensely focused professional service that Bill was known for among his former real estate and corporate clients. Our goal is to make each client's rental property business an outstanding success. Whether your company owns one home or hundreds of residential and/or multi-family properties, you'll receive the same outstanding management from our talented team, built on the same integrity, focus, and accountability that define Kosmix Property Management.
We’re committed not only to building a great company, but to delivering a profitable, stress-free ownership experience and a better rental living experience for the residents we serve. -Bill Donohue, Founder and Managing Partner

Our Services
Learn more about our servicesMarketing
At Kosmix, effective marketing starts with getting the price right. We use local market data, current leasing activity, and hands-on experience to position each property competitively. Listings are distributed across major rental platforms, supported by targeted social exposure and outreach to qualified renters already in our system. The goal is simple: strong demand, fewer days vacant, and the right audience from day one.
Applicant Screening
Screening is, of course, one of the most important parts of the leasing process because it directly affects tenancy stability. We review each application using a multi-factor approach that includes income and employment verification, rental history, landlord references, and credit behavior. All screening is conducted in compliance with California fair housing and consumer reporting laws, including rules related to housing assistance programs.
Rent Collection
Rent is collected through a secure resident portal, with most residents paying electronically. Rent is due on the first of the month. When rent is not received on time, we follow clear, state-compliant procedures to address delinquencies professionally and consistently.
Following the month-end close, owner and vendor disbursements are processed on the 11th of the month or the next business day if that date falls on a weekend or holiday. This allows time for payments to clear and reporting to remain accurate.
Maintenance
Maintenance is handled through a documented workflow that includes move-in and move-out condition reporting, repair coordination, and vendor oversight. Requests are tracked through our management system and handled according to established procedures and owner guidelines, with the goal of protecting property condition and minimizing disruption.
Financial Reporting
Owners have access to a secure Owner Portal where they can view monthly statements, transaction history, and itemized income and expenses. Residents have their own portal to view rent amounts, due dates, and payment status, keeping communication and records centralized.
Eviction Oversight
While evictions are uncommon, when enforcement becomes necessary, we manage the process in compliance with California law. This includes required notices, documentation, and coordination through resolution. Once possession is restored, the property is transitioned promptly into turnover preparation and re-leasing.
