Our screening process may include:

  • Credit history, including data from major credit bureaus
  • Prior landlord references
  • Eviction history
  • Debt-to-income analysis, similar to the standards used in mortgage underwriting
  • Employment and income verification, with supporting documentation when applicable
  • Criminal background screening, where permitted by law
  • Review of payment patterns on existing housing obligations
  • Assessment of housing stability, including frequency of moves and lease completion history.

Our screening standards are not static. We stay current with changes in screening technology, credit models, and industry best practices, and we refine our process as standards evolve. This allows us to make leasing decisions based on relevant, up-to-date information rather than outdated or overly simplistic criteria.
