Your Kosmix leasing agent looks at the home’s condition, features, and amenities, then compares it to what similar homes are actually renting for right now—not just what an automated tool suggests. We prepare a local market comparison for each property and layer that insight with the current leasing activity we’re seeing on the ground. Pricing tools are used as a reference, not a replacement for judgment. If demand shows the price is too high or too low, we adjust quickly to keep the property competitive and reduce vacancy time.
Professional Photography & Listing Detail
Along with price, condition, and availability, photos are among the four main factors renters use to decide which homes to pursue. We make sure each property is rent-ready before it’s marketed, then use professional photography to present it clearly and accurately. When appropriate, we may also include a walkthrough video or drone footage. This lets renters evaluate the home online first, which usually means fewer showings and more serious, better-qualified prospects requesting in-person visits.
Multiple Listing Service (MLS) Exposure
All of our listings are entered in the local Multiple Listing Service (MLS), so they’re visible to licensed real estate agents who actively help clients find rental homes. Your Kosmix leasing agent uses the MLS to expand exposure beyond consumer websites and into agent networks that regularly produce qualified applicants. In many cases, a meaningful share of strong inquiries comes from agents who discover the property through the MLS. Kosmix is a member of CRMLS, one of the largest and most widely used MLS systems in California. Through CRMLS, we also access the Bay Area MLSs.
National Rental Website Distribution
At Kosmix, we market rentals based on how renters actually search today. We syndicate listings across major national platforms like Zillow, Realtor.com, and other high-traffic rental websites, as well as additional housing sites where appropriate. While some companies emphasize listings on their own websites, that’s rarely where most renters start. We focus on the platforms that generate the most real inquiries. When it makes sense, we also use enhanced placements on select sites to improve visibility and attract stronger applicants.
Social Media Promotion
Our social media marketing elevates rental visibility by sharing listings within local networks and community groups where renters are already active. We treat social media as a supporting channel rather than a primary source of leads. While it typically generates fewer inquiries than major rental platforms, it can still be useful for increasing awareness and reaching renters who are focused on a specific neighborhood or area.
Dedicated Leasing Oversight
At Kosmix, each rental is supported by a dedicated leasing point of contact. Your Kosmix leasing agent monitors listing performance, responds to inquiries, coordinates showings, and keeps information accurate across all platforms. This centralized approach helps ensure consistent communication, timely follow-up, and fewer dropped balls. All of our leasing team members are licensed California real estate agents and stay current with industry standards and best practices.
Targeted Paid Advertising When Needed
Paid advertising is implemented selectively based on property and current market conditions. Your Kosmix team may recommend targeted promotion—such as Google Ads (PPC), Facebook marketing, paid placement on rental platforms, or other digital advertising. This is generally executed when demand is softer or competition is higher than usual. These tools are used with intention, not by default, and only when they add real value. We routinely augment housing rental website ads with Premium Placement options.
Local, On-the-Ground Exposure
At Kosmix, we understand that most renter traffic comes from online platforms, but local visibility can still play a role. When appropriate, we use traditional methods such as signage, neighborhood awareness, and open houses to support online marketing. These efforts help reinforce visibility and capture renters who are actively searching in the immediate area.
Referrals & Word of Mouth
Many inquiries come through referrals from current residents, neighbors, or local contacts familiar with the property or neighborhood. We welcome these referrals because they often lead to well-qualified applicants and smoother leasing outcomes. In many cases, strong word of mouth is simply the result of consistent management and a good resident experience—no special effort required.

Marketing
At Kosmix, effective marketing starts with getting the price right. We use local market data, current leasing activity, and hands-on experience to position each property competitively. Listings are distributed across major rental platforms, supported by targeted social exposure and outreach to qualified renters already in our system. The goal is simple: strong demand, fewer days vacant, and the right audience from day one.
Applicant Screening
Screening is, of course, one of the most important parts of the leasing process because it directly affects tenancy stability. We review each application using a multi-factor approach that includes income and employment verification, rental history, landlord references, and credit behavior. All screening is conducted in compliance with California fair housing and consumer reporting laws, including rules related to housing assistance programs.
Rent Collection
Rent is collected through a secure resident portal, with most residents paying electronically. Rent is due on the first of the month. When rent is not received on time, we follow clear, state-compliant procedures to address delinquencies professionally and consistently.
Following the month-end close, owner and vendor disbursements are processed on the 11th of the month or the next business day if that date falls on a weekend or holiday. This allows time for payments to clear and reporting to remain accurate.
Maintenance
Maintenance is handled through a documented workflow that includes move-in and move-out condition reporting, repair coordination, and vendor oversight. Requests are tracked through our management system and handled according to established procedures and owner guidelines, with the goal of protecting property condition and minimizing disruption.
Financial Reporting
Owners have access to a secure Owner Portal where they can view monthly statements, transaction history, and itemized income and expenses. Residents have their own portal to view rent amounts, due dates, and payment status, keeping communication and records centralized.
Eviction Oversight
While evictions are uncommon, when enforcement becomes necessary, we manage the process in compliance with California law. This includes required notices, documentation, and coordination through resolution. Once possession is restored, the property is transitioned promptly into turnover preparation and re-leasing.
